TCI’s Phases of the Building Process
Planning: We listen to you and help you craft the building remodeling job that you have envisioned. In this initial phase, we can recommend some architects for you to work with if needed.
Location: We will meet you at the property to review advantages and disadvantages in regards to various aspects of the project.
Plans: We work in conjunction with your Architect to aid in the design and pricing of the home or renovations of your dreams.
Bidding: We will solicit and procure bids for the various aspects of the construction. We have developed a cadre of dependable and top performing trade contractors and suppliers who have been with us for years.
Proposal & Contract: Once we have your plans and have received estimates from the various trades, we prepare a proposal for you that includes all your construction needs. We can work with you on this to make sure that your needs and budgets are considered. When you are happy with the proposal, we move on to a formal contract in order to protect both parties. In order to be cost effective and timely, decisions should be made in the design phase. However, it is typical for the customer to make changes during construction. We will work to incorporate these changes into the design, schedule and budget.
Schedule: We prepare a comprehensive schedule for you of your construction phases.
Construction: You will have a project manager that works directly with. You will always deal with the same person, someone who is familiar with your house and can answer your questions or concerns. Regular progress meetings will keep you updated on the project – you will be involved throughout the process.
Completion: At the completion of the project, we will walk- through your home with you. We will note any problems and compile a punch list of things you would like modified. We will also provide you with a one-year warranty.
